About the team we are recruiting to

 

R&M is a service area within Coventry City Council which provides repair and maintenance services to Coventry City’s operational, commercial and school portfolio.  We have a dedicated team with over 30 years’ experience of completing emergency and responsive repairs, planned preventative maintenance schedules and property improvements and refurbishments. 

The R&M team is multi-disciplined providing building works, refurbishments, general maintenance, gas servicing, maintenance and installations, electrical works and a 24 hour a day, 365 days a year emergency call out service across all trades.

The service area aims to:

  • Ensure that the all statutory compliance with industry standards, British standards and relevant Approved Codes of Practice are achieved.
  • Repairs are carried out swiftly and to a high standard
  • Projects are delivered on time and on budget

What is the job role?

This is an exciting time for you to join our team as a Maintenance Operations Manager. Each day you will be faced with a new challenge and be required to manage all aspects of the department from reactive emergency call outs, planned project work and planned preventative maintenance. This is a fast-paced environment that will cover all aspects of Building M&E and Fabric compliance to ensure the safety of our customers. As part of this role you will have to demonstrate experience in leading and managing a facilities management team. You will work under the general direction of the Head of Facilities Management. 

You will lead and direct the DLO Repairs and Maintenance Service and sub-contractors, to ensure an economical, effective and efficient service to maximise the income to the division and client service delivery. You will also manage the internal support team to ensure that smooth and continue service of the operations. 

You will also contribute to the development of service policy initiatives, the commercial viability of the function and their overall development, as a member of the Senior Management Team.

Key Responsibilities include;

  • Day to day management of the core FM operation, inc. Facilities Managers, Planned & Reactive Maintenance and Minor New works.
  • Acting as the department lead in all FM matters, inc. mechanical, electrical and fabric works.
  • Management of technical compliance
  • Asset reconciliation and general management reporting
  • Supporting the development and quotations of New Works
  • Financial management of budgeting and P&L
  • Production of the annual forward maintenance programme.

Who are we looking for?

We are looking for someone with previous experience of working in facilities management, managing contractors in a corporate environment with experience of managing budgets, multiple offices and managing health and safety. Knowledge of all Building Services maintenance activities is essential. The Maintenance Operations Manager will be responsible for supporting the development, updating and continuous improvement of full whole life asset management across our operational, school and external client portfolio. 

You'll be experienced in the management of rotas, holidays and absenteeism and the defining and enhancing of operational processes and procedures, creating and analysing information from a CAFM system. You must be a driver and hold a full driving license. You will be a self-starter with the ability to problem solve using various strategies and skills and you'll be comfortable building and maintaining relationships - it's a role in which you need to be a great communicator and have the ability to engage and influence stakeholders at all levels. You'll also be passionate about developing yourself and your team, continually looking for opportunities for development and growth.
